What's Changing on North Lamar: A Permit-by-Permit Look

2026-10-02

The highest-volume corridor we track

North and South Lamar Boulevard together generated 122 commercial permits in the last 90

days — more than any other single corridor in our data, reflecting just how much retail and

restaurant frontage runs the length of Lamar from the river north through Crestview and beyond.

The standout project

The single largest filing on the corridor is a $2.98M addition-and-remodel at 3801 N Lamar

Blvd, issued September 29 — a substantial expansion for an existing commercial building rather

than new ground-up construction. It's the only permit on the corridor in this window with a

seven-figure valuation; nearly everything else is tenant-level work with no reported cost.

The rest of the corridor: steady, small-scale churn

Recent filings along Lamar include a plumbing utility connection and a fireline permit at 1326

Lamar Square Dr (both utility work ahead of a tenant buildout), a changeout at 3401 S Lamar Blvd,

and repeated wall-sign permits at 5210 N Lamar Blvd and 9515 N Lamar Blvd — sign permits are

often the first visible clue that a new tenant has signed a lease, well before any construction

shows up.

Reading sign permits as a leading indicator

A wall or sign permit with no accompanying remodel permit frequently means a new tenant

is moving into a space with minimal buildout — worth watching if you want the earliest possible

read on a Lamar storefront changing hands, ahead of a sales-tax filing or TABC license.
