Searching Austin's permit feed for multifamily language — apartment, condo, townhome,
townhouse, or multi-family in the project description — turns up 456 permits issued in the
last 60 days. That number overstates the project count: large apartment developments routinely
file separate permits for each building, each phase, and each trade (structural, garage,
podium), so one project can show up five or ten times in the raw feed.
The biggest project in the window
2631 Kramer Ln (78758, Domain-adjacent North Austin) is the clearest example: five linked
permits, each carrying a $48,000,000 valuation, filed the same day (8/27) for the project's
below-podium structure, three above-podium fire areas, and the parking garage. Read individually
that looks like $240M of new value; read correctly, it's one $48M building phase recorded five
ways.
Other real, distinct multifamily activity
- 6620 Ed Bluestein Blvd (78723) — a genuinely separate $10.07M multifamily project: 3-story
residences over 2-story parking, filed September 6.

Treat each address + filing date cluster as one project, not each permit row. When you see
the same address repeated across "Bldg," "UNIT," or "Fire Area" suffixes on the same day, that's
one development, not several — a pattern worth checking before citing any multifamily total as
project count rather than permit count.
