Looking at every City of Austin permit issued in the last 90 days with a recorded project
valuation, two rankings emerge — and they don't agree. By sheer count of permits, Southeast
Austin's 78744 leads with 83 permits in the window, followed by South Austin's 78745
at 73. By dollar volume, a handful of very large multi-building projects dominate: North
Austin/Domain-adjacent 78758 ($340M+ across 34 permits, driven largely by the 2631 Kramer Ln
apartment project) and East Austin's 78702 ($105M+ across 29 permits).

What's actually building in the two leaders
78745 posted the single largest line item in this read: a $30.4M new-construction permit at
1106 W Dittmar Rd (Bldg 30) — the "Bldg 30" label is the tell that this is one phase of a
larger apartment complex, not a standalone building. 78744 is seeing a steadier spread of
mid-size new construction: a $3.0M permit at 5217 Winnebago Ln (Bldg 2), $2.2M at 7200
Springfield Dr, and $2.0M at 7504 Cota Vista Dr (Bldg 7) — all filed within the last 90 days.
The outlier worth a caveat
78610 — Buda, just outside Austin's city limits but inside our tracking radius — shows up with
only 3 permits but $1.14 billion in combined valuation. That's not a typo and it's not a
storefront boom: it's the Hays CISD High School #4 project, where the same mega-project gets
filed as multiple linked permits (shell, parking garage, site work) each carrying the full
project valuation. Treat any single-ZIP valuation spike like this one as a flag to check the
underlying permits, not a standalone "Buda is booming" headline.
