the highest-volume permit categories we track, well ahead of ADUs and in the same range as
much of the City's remodel activity.
Why most of them show "$1" in valuation
If you pull the raw feed, you'll notice most pool permits carry a $1 total job valuation —
that's not a data error, it's a long-standing City of Austin filing convention where pool
contractors enter a nominal placeholder rather than the real project cost on the permit
application. A smaller number of filings do carry a real number: a $100,000 new in-ground
pool at 2545 Brockton Dr (78758) and a $50,000 pool at 2001 S Lamar Blvd (78704) — a
Smart Housing-designated project — were the two largest real valuations in the last 30 days.
What's actually in the 204
The mix skews heavily residential and skews new-construction: new in-ground pools with required
safety enclosures, pool-and-spa combinations, and a smaller number of additions (decks and
patios built around an existing pool). A few permits are the mirror image — demolitions of an
existing pool ahead of a remodel, like a recent rear-deck addition at 6220 Ledge Mountain Dr
(78731) that removed a prior pool and deck.
Reading this number correctly
204 pool permits in 30 days is a volume signal, not a spending signal — with valuation mostly
nominal, this category is better used to spot *where* residential construction activity is
concentrated (it skews toward Northwest Hills, South Austin, and the outer-Austin ZIPs with
larger lots) than to estimate dollars invested.
